THE STUFF DREAMS ARE MADE OF: SEA PINES HOMES WITH A PAST

Posted by Bill True on Wednesday, October 1st, 2014 at 4:50pm.

Transform the dated home into a dream home– it’s not as difficult as you may think. All it takes is time, patience, a reputable architect and a quality builder (BillTrue.com can give you references and you can interview until you find just the right ones); everything else falls into place with the ones in the know at the helm. There are many ways to reduce costs and save money when remodeling or rebuilding—the architect and the builder are not where you want to cut corners. A good architect will be able to remedy deficiencies and flaws in the existing structure, some of which were mainstream and quite modern when the home was built (i.e., an 8-foot ceiling plate, narrow hallways, small kitchens, tiny bathrooms), but which are unacceptable to today’s buyers and family living habits. A good builder will work with the architect and be willing to discuss cost-effective building methods and alternatives to pricey upgrades.
Not all homes are move-in ready and not all buyers are looking for immediate occupancy. While new construction has picked up over the past few months, existing inventory is aging with the majority of Hilton Head homes having been built in the 1970s and 1980s. For a great many, the designs are outmoded and the floorplans are obsolete. So what is the big draw to an old house? The land that it is sitting on, of course! Many of the older Sea Pines homes for sale on great lots sell for little more than lot value and buyers are in bidding wars for these properties. Some wish to tear down and build an elevated structure, while others see the value in keeping the existing structure, modifying the footprint and renovating.
Whether it’s enormous or cozy, to be used as a primary home or a vacation property, on a sandy strand of beach, a golf course lot or deep water with a private dock, the perfect Island retreat is waiting for you.
