TEARDOWNS, FIX-UPS AND NEW CONSTRUCTION IN SEA PINES

So you want to live on an Island (or at least buy a property to enjoy until you can move here)?  How cool is that!  Well, it’s pretty hot, actually.  I’ll explain.  If you haven’t driven around Sea Pines lately, you haven’t seen the new homes under construction or the major renovations to existing homes going on.  The weather was so pretty this past weekend (sunny, 65 degrees), and my wife and I were bicycling around Harbour Town and down toward South Beach.  Huge new spec homes were going up.  Spec homes! This activity represents a real turn in real estate on the island.  Spec building means the demand is there, and these homes are going under contract prior to completion. Why? Even as prices are strong, rates are still low.  Make way for pent-up demand. That’s a fact and there is no exclamation point needed.  I don’t have a crystal ball, but I have been selling real estate in Sea Pines and all over the Island for over 28 years and this kind of building activity hasn’t taken place since 2007.  The number of building permits tells the story.

 

 At over 5,000 acres, Sea Pines Resort is the largest gated community on Hilton Head Island….there is always a construction project to be found, from interior upgrades to exterior modifications and additions.  Even in lean times there are people are buying and selling homes, condos and lots in Sea Pines.  However, the high-end, beach-oriented new home construction was sparse for many years. Spec building was risky. People were quite content with purchasing an existing home or villa and loving it as it was.  To be sure, wise purchases never go out of style.  It doesn’t have to be a showboat to be a great property. The times are changing, though. Many of the great location properties are tired, so we are beginning to experience the “in with the new, out with the old” scenario.  The teardowns on great lots are disappearing.  The time is now to call it your own.  Call me on my cell phone at 843.384.9088 for more information.
