What is Proper Pricing? There is a difference between pricing a property and properly pricing a property. Sellers of real estate on Hilton Head Island are back in the game and can come out as winners—as long as their properties are priced correctly. Translation: Work with a Realtor who has strong selling experience on the Island and in Bluffton, who knows YOUR market and who knows how to properly price your home or condo.
So, what is your property worth? The simple and straightforward answer is that your home or condo is worth what a ready, willing and able buyer will pay based on current market conditions. Sound simple enough? Well, it’s a little more complicated than that. Consider comps (comparable sales). What have comparable homes or condos to yours sold for recently? Have there been any foreclosures or short sales that have taken place in your neighborhood or complex? Your property may very well be the finest and most beautiful property on the street and, to be sure, great properties do attract buyers, but comps matter to both the purchaser and the purchaser’s financing institution.
Know your comps—and your competition. Are there similar neighboring properties for sale? What condition are they in? Overpricing to impress the neighbors is passé and it may cause your house not to be chosen for showings because, when compared to the other comparable properties for sale, yours appears too expensive to be considered. Being competitively priced and being ready to negotiate to “yes” when the offer is presented. Remember: Your Realtor wants your home to sell, too!
