Building Your Dream Home on Hilton Head

Building is back in style!   Of course, it never went out of style; it just took a back seat to more pressing issues of the day.  Many lot owners who purchased at the height of the market (2005-2006) and who fully intended to start construction immediately after closing, had second thoughts about doing so.  Reasons for delaying construction varied; topping the list, however, was the postponement of moving plans due to the economy and the fact that slow home sales and falling prices elsewhere were prohibiting that move.  Many lots sat empty for many years.  Then, as it always does, things turned around.  Building permits are being issued again and the island is experiencing an architectural and construction boom…and that is a good thing!  New construction, whether it is from the ground-up or whether it is a major remodel is a needed and beneficial driver of the island’s well-being.

So, with this new construction, there are fewer lots available which increases value of remaining comparable lots.  For many, the cost of the lot plus cost of construction (new landscaping, pool and hardscape) is cost prohibitive.  Finding a great house that lends itself to cosmetic upgrades is the solution to that dilemma.  As with new construction, a quality remodel adds value, increases owner satisfaction and enhances general appeal to surrounding properties.

Often as clients start their buying process and are in learning-mode of the island (and the communities and the lifestyles of each community), they inquire about the availability of lots for sale.  As they become more familiar with the island, they begin to narrow their search within a given community.  Cleared lots allow prospective purchasers to visualize their dream home; however, many communities have but a few lots on the market.  At that point, buyers need to consider the opportunities in buying an older home and remodeling it to suit their needs and desires.  An experienced and knowledgeable Realtor can guide and advise clients as to the very best property for them.  If you are interested in building the home of your dreams on Hilton Head, please contact me.
